The Proctor Team will conduct an initial home walk-through with you. During the walk-through we will provide recommendations on repairs, staging, decluttering, etc. We want to make sure we are putting our best foot forward on the day we list. We maintain a list of preferred contractors, vendors, handymen and stagers.

EFFECTIVE PRICING AND STRATEGIC NEGOTIATION

In today’s market it is important to price effectively. So, after viewing your property we will put together a property specific pricing opinion based on a comprehensive market analysis and evaluation of current economic factors. Our pricing opinion will take into consideration many factors including; supply and demand, market activity and time, property features and condition, area competition, location and area amenities. Our goal is to maximize your sale price so we use all of the same factors when negotiating an offer on your home.

CUSTOM PHOTOGRAPHY AND VIDEO

Photos are what sell a property so we provide high quality photos for your property using industry leader VHT studios; vht.com. After your home has been prepared for market, The Proctor Team will coordinate and attend a photo shoot with their preferred photographers. These high resolution photos will be used in all property specific print and on-line marketing. Luxury listing $1+ million will also include a professional quality home video tour produced by @properties in-house videography team. This package also includes smaller videos for social media and easy sharing.
